Industrial and Warehouse Cleaning in Kitchener

A shop in the Huron Business Park or off Shirley Avenue has two buildings inside one address: an office end that needs office cleaning, and a plant end that needs a machine and a plan.

Industrial work is where cleaning contracts most often get priced wrong, because whoever quoted it walked the front office and guessed at the back. We walk the whole floor, including the mezzanine, the dock and the lunchroom at shift change, before putting a number on anything.

The office end

Front office, sales and engineering areas, boardroom, reception and the washrooms attached to them get standard office service - usually two or three nights a week. In a plant, the office washrooms and the shop washrooms are not the same job and should not be priced as if they are.

The plant end

  • Floors. Sealed concrete gets a walk-behind or ride-on scrubber on a set frequency rather than a mop. Aisles and dock areas every visit, open floor and under-rack areas on a rotation when the space is clear.
  • Shop washrooms and change rooms. Industrial soil, floor drains, lockers, benches, showers where they exist. These need a heavier detergent and more time than an office washroom, and they are the number one thing staff complain about when a contract is underscoped.
  • Lunchrooms. Tables, chairs, counters, microwaves, fridges on an agreed schedule, vending surfaces, floors. On a two-shift operation this happens between shifts or it does not happen properly at all.
  • High dusting. Racking tops, beams, light fixtures, unit heaters and duct runs on a quarterly or semi-annual cycle. Anything requiring a lift is quoted as a separate project with the equipment named, not slipped into a nightly rate.
  • What stays with your people. Production equipment, machine guards, chip and coolant handling, spill response, anything behind a lockout point. We clean around live equipment and we do not move it.

Scheduling around shifts

Kitchener's light industrial areas run a lot of two-shift and partial third-shift schedules. Cleaning that fights the schedule ends up done badly at speed. In practice that means office and lunchroom work between shifts, washrooms mid-shift when they can be closed one at a time, and heavy floor scrubbing on a Friday night, a weekend or during the December shutdown. Warehouse floor work in particular is far cheaper when the aisles are actually clear, so we plan it with your operations lead rather than around them.

Waste

Cardboard, shrink wrap and shop waste stack up faster than any office stream. We agree who bales, who takes what to the compactor, and what goes to the Region of Waterloo streams versus a private hauler, before the first visit rather than after the first pile.

Frequently asked questions

Do you clean the production equipment?

No. Machines, guarding, chip and coolant handling and anything behind a lockout point stay with your staff. We clean floors, aisles, washrooms, lunchrooms, offices and the general environment around the equipment.

Can you scrub the warehouse floor without shutting us down?

Usually. Scrubbing is done section by section with the aisles that are clear, or scheduled for a weekend or a shutdown week when the whole floor is available. Wet floor signage and a dry-behind pass are standard so nothing gets blocked longer than it needs to be.

Do you handle the lunchroom and change rooms too?

Yes, and they are usually the reason a plant calls us. Shop washrooms and change rooms are quoted separately from office washrooms because they take considerably more time.
