Office Cleaning in Kitchener
Office cleaning is most of what we do in Kitchener, and almost none of it looks the same. A converted mill floor downtown with glass boardrooms and a shared kitchen is a different job from a five-office insurance suite on Fairway.
The honest starting point is that an office quote depends on three things: how many people use the space, how many washrooms and kitchens are in it, and how often we come. Square footage matters less than any of those. A 6,000 square foot open-plan floor with forty people, one kitchen and two washrooms takes longer than a 9,000 square foot floor of private offices with twelve people in it.
Open-plan floors downtown
The Innovation District, the Tannery buildings and the converted industrial space around Victoria and Charles are their own category. Hot desks and hoteling mean there is no fixed desk to wipe, so surfaces get done on a rotation and the shared areas get done every visit. Glass is the big one - boardroom walls, phone booths, interior partitions and entry doors show every hand print under downlights, and they need a proper two-cloth glass method rather than a spray-and-swipe. The kitchen is the other one. Real dishes, a dishwasher nobody unloads, a coffee setup, a fridge that gets ignored, and recycling and organics that have to go down to the bin room rather than into one bag. We agree in writing what happens with the dishwasher and the fridge before we start, because that is the single most common thing an office thinks is included and a cleaner thinks is not.
Older converted floors bring their own list: exposed brick and timber that sheds fine dust, original plank or polished concrete floors that hate a soaked mop, ductwork and pipe runs left open above head height that need scheduled high dusting rather than nightly attention.
Professional suites on King, Victoria and Fairway
Law offices, accountants, insurance brokers, financial advisors, consulting firms. Private offices, carpet tile, a reception people actually sit in, a kitchenette, one or two washrooms in the suite or shared on the floor. These usually run three nights a week or weekly. The reception, the boardroom, the washrooms and the kitchenette are the four areas a client sees, so those get done every visit; the private offices are vacuumed and emptied every visit and detailed on a rotation. Files and paperwork are never moved, sorted or thrown out - desks are cleared around, not cleared off, unless you tell us in writing otherwise.
Winter is the whole ballgame
From late November to April, salt is the thing that makes a Kitchener office look dirty. Sidewalk salt off King Street, the ION platforms and every plaza lot gets tracked in on boots and dries as a white haze on LVT and a grey ring on carpet tile at every entrance. The fix is unglamorous: enough matting inside and out, a neutralizing floor cleaner instead of a general purpose one, entrance carpet extracted mid-winter rather than in the spring, and someone actually paying attention to the first six metres inside the door. We build that into the winter scope instead of pretending a regular mop handles it.
What a standard office visit covers
- Washrooms: toilets and urinals inside and out, sinks and taps, mirrors, partitions, dispensers refilled, floors washed to the edges and behind the fixtures, waste out
- Kitchen and lunchroom: counters, sink, taps, exterior of appliances, microwave inside, table and chairs, floor washed, waste, recycling and organics out to the bin room
- Reception and boardrooms: glass and interior partitions, tables, chair bases and arms, dusting, vacuuming, chairs pushed in and the room reset
- Work areas: waste and recycling emptied, hard floors dust-mopped and washed, carpet vacuumed, clear desk surfaces wiped on a rotation, touch points done every visit
- Touch points every visit: door handles and push plates, light switches, elevator buttons within the suite, railings, fridge and microwave handles, shared keyboards and phones where the office asks for it
- Scheduled, not nightly: high dusting, vents and diffusers, baseboards, interior windows, blinds, under and behind furniture
How often
Five nights a week suits anything client-facing with more than about twenty-five people, or any office with a kitchen that gets used hard. Three nights a week is the most common contract in Kitchener and covers most ten-to-thirty-person offices. Weekly works for small suites and for hybrid teams who are only in Tuesday to Thursday - and if that is you, we schedule around the days people are actually in the building, not around a calendar.
Frequently asked questions
How much does office cleaning cost in Kitchener?
A typical ten-to-twenty-person office cleaned three nights a week generally plans at $900-$1,600 a month, and nightly service on the same space runs higher. Size, washroom count and frequency move it. The 2026 cost guide has the ranges by office size, and your number comes from a walk-through.
Do you clean after hours or during the day?
Most Kitchener offices are cleaned after 6pm or overnight. Daytime works too, and for hybrid offices it is sometimes better - we come in mid-afternoon on the days people are in. Downtown buildings with a security desk or a fob-controlled elevator need the access arranged before the first visit, and we sort that during the walk-through.
Will it be the same cleaner every time?
That is the goal and it is what we quote for. A regular crew on a regular night learns your floor - which door sticks, which boardroom gets booked at 8am, where the recycling goes. Vacation and sick coverage is a trained replacement, and you are told when it happens.
