Post-Construction Commercial Cleaning in Kitchener
A downtown office fit-out generates a specific kind of mess: drywall dust that settles three times before it stops, adhesive on every pane of glass, and grout haze on floors nobody has walked on yet.
Kitchener has a steady run of commercial fit-outs - floors being carved up in converted industrial buildings, clinic and dental builds, new retail units in the ground floor of condo projects along the ION line, and offices reconfiguring space they already have. Post-construction cleaning is its own trade and it is not a deep clean with a different name.
Three stages
- Rough clean. After the bulk of the trades are out and before finishes go in. Debris removed, floors swept and vacuumed with HEPA, gross dust off surfaces so the finishing trades are not working in it.
- Touch-up clean. Between trades, or after paint and millwork. Keeps the site presentable and keeps dust from being sealed under the next layer.
- Final clean. The one that matters. Every surface detailed, before furniture goes in and before your occupancy walk.
What the final clean actually involves
- Drywall dust everywhere it hides. Ceiling tile edges and grid, light fixtures, HVAC diffusers and returns, door frames and hinges, cabinet and drawer interiors, tops of partitions, electrical and data plates, window tracks and sills. Vacuumed with HEPA first, then wiped - a wet cloth on raw dust just makes paste.
- Glass. Labels, adhesive, paint specks and silicone smears razor-scraped where the glass allows it and then polished. Glass partition walls in an open-plan office are usually the biggest single item in a downtown fit-out.
- Floors. Grout haze off new tile, adhesive residue and scuffs off LVT, protective film out of the tracks, polished concrete cleaned without dulling it, new carpet vacuumed properly rather than once over.
- Fixtures. Washrooms detailed end to end, kitchen millwork inside and out, appliances de-filmed and stickers off, stainless polished.
Working with the GC
We schedule the final around the punch list, not against it, and we expect to come back for a short touch-up after the last trades fix their deficiencies - that revisit should be in the quote from the start. Site rules, hoarding, elevator protection, parking and after-hours access in downtown buildings get sorted before mobilizing. Waste we generate goes where the site's disposal plan says it goes.
Then what
New construction dust keeps surfacing for a few weeks after occupancy as the HVAC moves what is left in the system. A lot of Kitchener offices book a single detail visit a month after move-in, and most of those turn into the recurring contract because the space is finally the way they want it and they would like it to stay that way.
Frequently asked questions
How is post-construction cleaning priced?
By area and condition, usually as a square foot range for a final clean with rough and touch-up stages quoted separately. Glass-heavy office fit-outs and clinic builds sit at the top of the range. The cost guide has the planning numbers.
How long before occupancy should we book it?
Book the date as soon as the schedule firms up and plan for the final to land two or three days before furniture install, with a touch-up after deficiencies are corrected. Fit-out schedules move, and cleaning is usually the one squeezed.
Do you remove construction debris?
We remove the fine debris and packaging left behind and bag it to the site's disposal point. Bulk material, offcuts and anything needing a bin is the contractor's, and it needs to be gone before a final clean can start.
